Why We Expect Continuing Price Appreciation in Summit County

We're frequently asked what the future holds for Summit County. Prices escalated dramatically in 1998 through 2000. In the last few years, we have seen an 6 - 8 % annual appreciation and only see a slow down in a few isolated segments of the market. Many buyers are afraid of "buying at the top". Now is the time to get in at the 'bottom"!

Demographics are going our way. Four years from today there will be 40% more prospective buyers just because of demographics. The baby boomers are heading into the years in which they will have the most discretionary income. We could see as many as eight to ten years of this buyer influx.

We have some of the best skiing in the world. Consistently ranked in the top ten in most public popularity surveys, Breckenridge has been #1 in skier visits in North America, not just the United States, for the past two years and within the top 5 for years prior. We also have a year round product - it's great here in the winter and the summer. With summer activities like hiking, mountain biking, golfing and boating of all sorts becoming more and more popular, the availability of all these and more has made summers in Breckenridge almost as busy as winter. Many resorts have only one season. Our proximity to Denver makes Summit County an easy and popular destination.

Vail Associates, the owner of Breckenridge Ski area, has continued to reinvest in the infrastructure of skiing. Improvements at all ski areas have led to new and exciting options for tourists and locals. These add to the value of owning here. Community governments are also investing in the area . . . libraries, arts centers, recreation centers, transportation, golf courses and, most importantly, new and improved roadways, parking facilities and year around amenities such as ice skating rinks, extensive hiking, biking and cross country ski trails as well as a growing full-time resident base. And it seems as if this is just the beginning!

The Front Range, a major market for Summit County, is also healthy. They too have been reinvesting in their infrastructure with the new addition to the Denver Art Museum designed by Daniel Libeskind, the Denver International Airport, Coors Field, the Pepsi Center, Invesco Field (the Bronco's new home base), the convention center, the new Denver Public library, etc. This will serve to keep them healthy in the long run while continuing to draw new business to the area and, in turn, to Summit County.

There are other indicators, such as a tremendous increase in 1030 exchanges, inflation and continued low interest rates. With all this working in our favor, it is easy to understand our continued confidence in the value of property in Summit County.
